OK so I made a sex typo sorry about that.
According to what I said in post #3,
16 - 4x + xy - 4y
= 4(4-x) + y(x-4)
= -4(x-4) + y(x-4)
=(x-4)(y-4)

Have you noticed I corrected the last line? I had made a typo myself.
